STRUCTURAL:
We
begin on the exterior, and examine and report on topography and
drainage, paying particular attention to the leader and gutter system.
We examine the exterior structure and foundation walls for stability
and structural integrity; we examine the roof condition; we examine
all walks, driveways, decks, patios, terraces and report on their
condition. We examine foliage-trees and decoratives. We then examine
the basement or crawl space or slab for structural integrity and
for signs of past or present water penetration. Attics are examined
for structural integrity and for moisture penetration or accumulation.
MECHANICAL:
We
examine walls, floors, ceilings, stairs, railings, windows, doors
and fireplaces and report on their conditions. We make recommendations
as to improvements needed. We pay particular attention to safety
and security-related issues and to functionality. Safety devices
are tested.
SYSTEMIC:
We will examine and functionally test the Heating, the Air Conditioning
(if conditions permit ), Plumbing, and Electrical systems in accordance
with ASHI® and New Jersey standards. We will instruct you on
the necessary maintenance of these systems so that your investment
will be protected. Our written report will indicate the condition
and capacities of these systems, and will contain recommendations
if needed when we determine safety, life-span, functional, or capacity
problems. We pay particular attention to Do It Yourself installations.
APPLIANCES:
We will test all permanently installed appliances by running them
and checking for basic functions. We will instruct you in the use
of any appliance you may not be familiar with.
WOOD DESTROYING INSECTS:
We
will examine the interior and exterior of your home for the presence
of termites, carpenter ants, carpenter bees, powder post beetles,
and other wood destroying organisms and report on them. We will
issue you a certification on the "HUD" form, which you
will need for your mortgage. If we determine the presence of Wood
Destroying Insects, we will make written recommendations for treatment,
and we will also determine if there is any damage to the premises.
RADON:
We will place an open face charcoal canister in accordance with
NJDEP test protocols. We will also use a licensed Radon technician
to retrieve the canister, ( which assures test validity) and within
a week of the inspection you will receive a test report from the
Radon Laboratory. If the test results exceed NJDEP maximum guidelines,
we will alert your attorney immediately.
